We will use mature trees and a diverse variety of shrubs, plants and bushes throughout The Lofts Sathorn. Each home will be heavily
planted at the gateway onto the internal courtyard as will, in particular, the area around the swimming pool and gym, the far end of
the courtyard, and the entrance way to The Lofts. HARD LANDSCAPE The central internal courtyard is curved and provides access to the homes. There are two smaller walkways and the swimming pool which are offshoots from the courtyard. All cars will be parked out of view in the half-basements and the courtyard itself will be made of brick and cobbled river rock. SOFT LANDSCAPE A great deal of emphasis has been placed on landscaping at The Lofts, as we believe that a green environment not only adds to the feeling of tranquility but also softens your home and increases the amount of privacy that you will enjoy. LIGHTING AND SERVICES Services such as electricity and telephone lines will be underground and out of sight. External lighting will be housed at ground level, set into natural materials such as stone and rock. This creates a dramatic effect as one enters the community, playing off the warm tones of the contemporary architecture against the lush landscaping. THE SWIMMING POOL & GYM The swimming pool is located in the central area and has been discretely screened from the central courtyard with trees and bushes, as well as ensuring adequate safety measures are in place for young children. Deck space is provided on one side for relaxing and sunbathing. The gym is slightly elevated to one side of the pool and will be fully air-conditioned with three or four exercise machines. There will be a guest washroom under the gym. |

SECURITY Security for The Lofts will be provided with guards on duty 24 hours a day uniformed in our own "Lofts" design. Individual homes will be provided with intruder alarm systems linked to a central monitoring station at the guardhouse, with provision for a future link to a Security Services Operator. MAIN ENTRANCE The main entrance of The Lofts will be elegantly appointed and in keeping with the contemporary architecture of the community. There will be a wooden and metal sliding gate, which resembles the gates outside each home. The guardhouse has been designed in the same style as the homes and is a permanent structure. MANAGEMENT A juristic body will be set up to manage the common areas and staff of The Lofts Sathorn. Each homeowner will contribute an amount towards the costs of this upkeep. SPCL intend being instrumental in the establishment of a residents committee as soon as the homes are transferred to the buyers. Driving this committee will be a commitment to maintain the highest standards of maintenance and ensuring that terms in the Sale and Purchase Agreement, particularly regarding not altering the facades of the homes, are strictly complied with. MAINTENANCE We believe strongly that the highest standards of maintenance and upkeep of the common areas will be reflected in continued price appreciation of the homes at The Lofts Sathorn. Apart from setting a new benchmark for contemporary urban living in Bangkok, we will also be setting new standards of upkeep that will benefit all homeowners. |
